Alice did it better

I had no intention on posting about a publicity stunt by a C list celebrity but a true Trump Patriot asked me my opinion so I am obliging.

Its is a stupid waste of time that is distracting from real issues.  Is the photo my cup of tea, no but there are plenty of artists that I don’t understand or care for.  Doesn’t make them good or bad just not my thing.

I do support free speech, it is her right to express herself however she so desires.  If she wants to take a picture with the severed head of the President, she is free to do so.  Just as if Milo wants to defend pedophilia or David Duke wants to promote racism they are free to do so.

That doesnt mean that free speech is free of consequences though.  If CNN wishes to fire her, that is their right, if Trump supporters want to protest her that is their right, if advertisers want to pull out of her show (does she have a show I honestly have know idea) that would be their right.

If her goal was to help the left and the Democrats she failed miserably, there are real problems in this country and getting people worked up over nonsense doesn’t help.  If her goal was shameless self promotion then it was a huge success.  Other than when she got drunk on New Year’s Eve and hit on a gay co worker when was the last time anyone even mentioned her?

Finally if you are going to rip off the legendary Alice Cooper you better do a hell of a lot better than that. #AliceDiditFirst #AliceDiditBetter

REAL ESTATE ATTORNEY VS TITLE COMPANY

One of the most common questions buyers and sellers of real estate ask is what is the difference between using a real estate attorney rather than a title company to handle the closing and is one better than the other.

Although requirements, laws and tradition vary from state to state and even county to county, we will focus on Florida law.  Title insurance rates in the state of Florida are promulgated; therefore, the cost of your title insurance policy will be the same no matter where you purchase it.  There should not be any difference in the cost of the policy from attorney to attorney or company to company.

However, closing costs will vary depending on where in the state you are purchasing property, but within a county there should be little difference in cost between companies.  Although an attorney or title company can charge whatever they want for the settlement fee, the market usually dictates a fairly uniform cost.  Therefore, there should not be much of a difference in cost for closing with an attorney instead of a title company.

Benefits to using an attorney for closing are as follows:

• ADVICE: In Florida a Realtor can assist with filling out a preprinted contract but cannot provide legal advice that is reserved for attorneys only.  An attorney can review the contract and provide legal advice. A contract to buy real estate is a legally binding document; thus, if there is an issue it can be very difficult and potentially expensive to fix.
• PREPARATION OF DOCUMENTS: Many times when property is bought and sold, there are certain legal documents that only an attorney can legally prepare.  If anyone else creates these documents it’s the unlicensed practice of law and is illegal.
• NEGOTIATIONS: If negotiations are required either with the bank or another party, only an attorney can legally represent you in the negotiation process.  An attorney is familiar with the process, the law and has your best interest in mind.
• TITLING PROPERTY: Attorneys are trained on the best ways to hold the property.   Whether it’s as an individual or as a couple, in trust or as a corporation, an attorney is allowed to advise the buyer for legal and tax purposes on the most advantageous way to own the property.
• PROBATE: One of the only guaranties in life is that people will die and some of those people who die will own real estate.  When the owner of the property dies that property may have to go through a process known as probate depending on how it is legally held.  This is another instance where an attorney is needed.  Although not all attorneys handle probate cases many do and they are essential to closing the sale in a timely matter.
• HELD TO A HIGH STANDARD: Attorneys are governed by the Florida Bar and are held to strict ethical standards.  In addition attorneys are required to take extensive continuing education classes to keep up on the ever changing legal profession.

As you have seen when buying or selling real estate in the state of Florida, both a real estate attorney and title company can get the job done.  The difference is, for basically the same cost, a real estate attorney will protect your interest as well as have the ability to do more for you and the transaction.

I recently saw this post and a few others like it pop up more frequently lately since actress Meryl Streep gave her Golden Globes Lifetime Achievement acceptance speak and I find them very troubling. Why does ones profession somehow make them less American and less entitled to voice their opinion? All Americans have the right, nay responsibility to speak up, get involved and voice their opinion. We dont do this with other professions, we dont tell doctors to shut up and doctor, or accountants to shut up and account, or police to shut up and police. Celebrities may have larger platforms and louder megaphones than the rest of us but that should not preclude them from voicing their opinions anymore than a 15 follower tweeter can tweet their ideas. If we are being completely intellectually honest celebrities voicing their opinion only bothers us when we disagree with them. If they came out and voiced to the world exactly how we feel we would think they are the greatest. We would become bigger fans, buy their records, watch their movies and share their posts. It’s only a problem when they have different ideas. If anyone cares I agreed with some of what Ms. Streep said and disagreed with other parts. She was right to criticize the cruel and demeaning actions of incoming holder of the highest office in the land. She was wrong to claim that somehow the country is divided into football/MMA lovers and movie lovers. People are complex, this nation is complex. You can enjoy Downton Abby and be a fan of Connor McGregor. You can watch an NFL playoff game at 4 and the Golden Globes at 9. We dont have to be on one side or the other. With that said, regardless of your profession or the size of your megaphone. State your opinion, get involved, change the world for the better dont belittle others because they are doing it, join the discussion.

On Thursday June 30, 2016 Justin Nepola was sworn in as a member of the Miramar Pembroke Pines Regional Chamber of Commerce.  The MPPRCC is currently a top ten, accredited Chamber of Commerce in the South Florida region.  Mr. Nepola joins an outstanding group of local business and elected leaders as a member of this amazing board.
